Building inspection
We check the structure, façades, roofs, shared services and drainage, and record the condition of each part.

Services · Building inspection
Inspection, report and submission to the town hall, plus the repairs if the result is unfavourable. In the Madrid region and on the Costa del Sol (Málaga).
ITE and IEE
We carry out the Inspección Técnica de Edificios (ITE, the technical building inspection) and the Informe de Evaluación del Edificio (IEE, the building assessment report) for owners' associations, single-owner buildings and detached houses, in the Madrid region and on the Costa del Sol (Málaga).
Fran Cortés, a building engineer (arquitecto técnico) registered with the COAATM under no. 105,287, signs the report. The studio team inspects the building on site and, if repairs are needed, prepares the project and supervises the works.
The IEE includes a registered energy performance certificate: we can do both at the same time.
If your building is in a protected area, we explain what changes in Chamberí, the Salamanca district and Retiro.
What is included
We check the structure, façades, roofs, shared services and drainage, and record the condition of each part.
We write the report with its result and submit it to the town hall on time.
The IEE adds accessibility to the ITE and requires a registered energy performance certificate. We do both.
If the result is unfavourable, we prepare the project, apply for the permit and supervise the works until the defects are put right.
The rules
Every building over 30 years old, whatever its use, including detached houses. The first ITE is submitted in the year after the building turns 30, by 31 December, and then every 10 years. It is signed by an architect or a building engineer.
The IEE is compulsory for blocks of flats over 50 years old, within 5 years of reaching that age, and is renewed at least every 10 years. Some municipalities also have their own ITE. Pozuelo and Las Rozas, for example, apply the IEE. In the city of Madrid, a full IEE includes the ITE.
In Málaga, buildings over 50 years old or listed buildings, with a first report within the following 13 months. In Marbella, in the year after the building turns 50. In both, it is repeated every 10 years.

If it is unfavourable
In the city of Madrid, if the ITE is unfavourable, the town hall proposes an enforcement order and the owners have 2 months to apply for the permit for the repair works.
If the ITE is not submitted, the town hall can impose up to three coercive fines, of €1,000, €2,000 and €3,000. In Málaga, failing to submit the ITE carries a fine of €3,000 to €4,000, and in Marbella, €600 to €2,999.
That is why, if the inspection finds damage, we tell you what to repair first and prepare the project and the permit application so you meet the deadline.
