Your certificate, with a site visit and registration
We issue energy performance certificates for flats, detached houses, commercial premises and whole buildings, in the Madrid region and on the Costa del Sol (Málaga). They are signed by Fran Cortés, a building engineer (arquitecto técnico) registered with the COAATM under no. 105,287, after visiting the property.
We give you the certificate and the energy label, and we file it with the regional register so that it is valid.

If you let
The label goes in the listing and in the tenancy agreement.
New builds and major renovations
New buildings and renovations affecting more than 25 % of the building envelope need their own certificate.
If you are doing the ITE or IEE
The IEE requires a registered energy certificate. See ITE and IEE.
The rules
What the law says
Royal Decree 390/2021 regulates the certificate. It is valid for 10 years, unless the rating is G: then it lasts 5. The assessor must visit the property at least once in the three months before issuing it, and the certificate is only valid once it has been filed with the regional register.
In the Madrid region it is filed through the regional government's online portal; in Andalusia, with the register of the Junta de Andalucía. We handle the paperwork.
