As an architect, I love guiding my clients through every stage of their project. Here’s how we do it:
1. Defining the Requirements Program and Fee Proposal
First, we meet with you to fully understand what you need and what your budget is. This step is essential to define the scope of the project. While some architects charge for this phase, we offer it free of charge. We assess urban planning regulations and present you with a detailed fee proposal.
Practical example: Imagine you’ve always dreamed of a terraced house with specific features and a maximum budget of €250,000. We meet, you share your ideas, and we check the feasibility of the project according to the regulations. Then, we draft and present a contract with our fee proposal.
2. Preliminary Studies or Concept Design
This is the most creative phase. We develop several options in the form of sketches and preliminary plans to visualize the initial ideas. We use 3D models so you can see what your future home would look like.
Activities:
- Creation of sketches and preliminary plans.
- Development of 3D models.
- Evaluation of different alternatives.
3. Basic Project and Building Permit Application
With the concept design approved, we move on to the Basic Project. Here, we detail the project with plans and a descriptive report to apply for the building permit. We make sure everything complies with legal regulations.
Activities:
- Drafting the descriptive report.
- Preparing detailed plans.
- Managing the procedures to obtain the building permit.
4. Execution Project
This phase involves creating a detailed project with all the technical and construction aspects fully defined. Here, we specify the materials, installations, and construction methods required.
Activities:
- Preparation of detailed execution plans.
- Specification of materials and finishes.
- Development of technical and construction reports.
5. Selecting the Builder
Choosing the right builder is crucial. We thoroughly evaluate the proposals received, taking into account the candidates’ experience and technical capabilities.
Activities:
- Requesting quotes and comparing proposals
- Assessing the builders’ experience and capabilities
- Negotiating and formalizing the construction contract
6. Technical Assistance in Construction Management and Execution
During construction, we supervise the work to ensure everything is carried out as planned. We make regular site visits and coordinate the different stages of the construction process.
Activities:
- Continuous site supervision
- Coordination with the builder and other professionals
- Quality control and schedule compliance
